Villarzel, Vacant Plot Conversion

This plot of approx. 680m2 in a quiet Aude village is for sale, but presents an interesting conundrum for the vendor ... it is enclosed on three sides and the fourth open side is between 3.5-4m above the road. The plot has a PU (provisional planning permission) for a dwelling of up to 150m2, but has no vechicular access. How do you show purchasers the potential of the site? I produced sketches, diagrams and renders of two possible solutions that overcome the access problem and offer scope for a family home with a usable outdoor space.

Both incorporate off-road parking, one includes a garage on the street level, and the plan indicates that there is also space for a 20m2 pool. Because the plot is partly overlooked from the rear, and to reduce the overall height and therefore impact on the local neighbourhood, the plot has been split into two levels. Reducing the ground level of the interior of the plot increases privacy around the garden and pool and without having to build so high the overall building costs have been reduced.
